Pre-finished hardwood floors have become the standard in modern flooring. These floors can be acrylic impregnated, engineered, or solid, and they come with a durable factory finish, which is a major reason for their popularity. Installation is also much easier, as it eliminates the need for sanding. Most pre-finished floors installed in the last decade have a urethane finish. To test this, place a few drops of water in a hidden spot; if it turns white after 15 minutes, the floor has a waxed finish. Older floors may have a shellac or varnish finish, which does not work well with modern urethane finishes and will need to be completely removed before applying a new finish. Newer pre-finished floors may also contain aluminum oxide for added durability.
Unfinished hardwood floors, available in both solid and engineered varieties, require finishing on-site. These floors come in various lengths and widths, and the sanding and finishing process can take anywhere from a few days to a week, depending on factors like size, stain, and the number of coats of finish required. Most finishes are either oil or water-based. Our priority is to preserve the beauty of your home during the process, so we carefully section off areas and furniture to minimize the spread of sanding dust. Additionally, we use dust containment systems to limit airborne particles. It’s crucial to minimize airflow in the area during refinishing, as even minor disruptions, such as foot traffic or turning on HVAC systems, can stir up dust and negatively affect the finish. Allowing extra drying time ensures a smooth, flawless result without any unwanted imperfections.
For wood flooring, an oil-based stain is strongly recommended, regardless of whether an oil-modified or water-based finish is applied on top. It’s important that the stain is completely dry before proceeding with the finish.
